Reservations and Transfers

Sequoia’s Priority Reservation Club

Sequoia’s Priority Reservation Club gives prospective residents first choice of apartment homes, as they become available, based on their selected move-in date.

Enrollment in the Priority Reservation Club provides you with substantial benefits without a major fee. A small deposit in the form of a check is taken and applied to your future security deposit. Our trained staff will make note of your apartment home preferences, and selected time frame, and will keep you informed as various options become available.

Other benefits include invitations to attend community events and enjoyment of special neighborhood savings programs.

Transferring within or to another Sequoia Community

As a valued Sequoia resident, you have the ability to transfer within your current community from one apartment home to another, or even to another Sequoia community during the term of your lease. The ability to transfer to, from, or within certain Sequoia communities may be limited. Please see your local community office for details.



Transfers within the Community
Requesting a Transfer:

  • All transfer requests must be approved by the Community Business Manager.
  • The resident must be in good financial standing and current on all payments to Sequoia.
  • The condition of the resident’s current apartment must be such that it is acceptable to Sequoia and the terms of the lease.
  • All monies owed by the resident must be paid prior to the transfer.
  • The resident will be required to apply for the new home via the normal application process and must meetĀ  Sequoia Qualifying Standards.

Selecting the Right Apartment:

  • The apartment the resident is transferring to must be a vacant or on-notice apartment. (Our leasing teams will be able to explain all available options.)
  • The resident must provide a 30-day written notice of intention to vacate his or her current apartment and is responsible for the rent for that 30-day period.
  • If transferring to a like floorplan (i.e. “1 bedroom to 1 bedroom” or “2 bedroom to 2 bedroom” etc.) the resident will not be eligible for specials running at that time.
  • If transferring to a ‘different’ floorplan (i.e. “1 bedroom to studio” or “2 bedroom to 1 bedroom” etc.) the resident may be eligible for specials running at that time.

Next Steps:

  • A Transfer Agreement must be completed.
  • A pre-walk inspection will be offered and must occur 2 weeks prior to the resident’s scheduled transfer date.
  • A final move-out inspection will take place on the apartment that was vacated. Any monies needed to remedy defaults will be deducted from the security deposit per the lease agreement. The balance of the remaining security deposit will be transferred to the new apartment. The resident will have 15 days to pay any differential required to maintain the full deposit for the new home.

*NOTE: In order to transfer to another apartment, it will be necessary for a resident under any lease term to fulfill the above criteria.

Transfer to Another Sequoia Community
All criteria for transfers within a community (see above) must be met, as well as the following:

  • A newly completed application must be provided to the new community.
  • Any rent lost due to insufficient notice or other charges on the current apartment will be deducted from the Security deposits and the remainder will be refunded. All monies owed by the resident must be paid to the originalĀ  community before they are permitted to take occupancy of another apartment.
